Troy and Denise Schroder are Certified Divorce Real Estate Experts. They  handle the sale of real property in family law cases.  They serve as a neutral third party with training, systems and experience handling the most difficult divorces (including Restraining Orders, and uncooperative spouses with regard to showings or signing paperwork). The Schroder Group  offers a number of services to the family law community, at no cost to the attorneys or their clients. Their objective is to educate family law attorneys on how best to service their clients when involved with the sale of real property as a result of divorce.

Billing Rates:

·         High/Low Property Value – No Report Included – FREE

·         This valuation will be prepared, utilizing information from title records and recently sold information from the MLS, on similar homes to the subject property, without going to the property and viewing the inside of the house. 

·         A FREE high / low property value range will be provided, with no documentation attached.

·         This property valuation will be more accurate than using online websites, like “Zillow”, to determine a home’s value, but not as accurate as observing and evaluating the condition of the inside of the house before preparing the CMA

·         High/Low Property Value – Report Included – $75

·         This valuation will be prepared, utilizing information from title records and recently sold information fromthe MLS, on similar homes to the subject property, without going to the property and viewing the inside of the house.

·         A report containing all of the calculations and photos used to determine the high / low property value range will be provided.

·         This property valuation will be more accurate than using online websites, like “Zillow”, to determine a home’s value, but not as accurate as observing and evaluating the condition of the inside of the house before preparing the CMA

·         Fair Market Value Report – $250

·         I will go to the property, and examine the inside and outside of the house, to determine its condition and marketability.

·         This valuation will be more accurate than a “High / Low Property Value Range Report” because I will be able to consider the finishes of the property and determine its overall condition and marketability compared to similar properties recently sold in the area.

·         I recommend an On-Site Property Review – Fair Market Value Report for mediation cases and low-conflict litigated cases.

·         I also recommend an On-Site Property Review – Fair Market Value Report to help determine if you should challenge the opposing party’s appraisal.

·         Fair Market Value Report – Court Ready – $350

·         This real property valuation would be most useful in litigation when the property valuation, most likely, will need to be explained in court.

·         If you anticipate the property valuation will need to be explained or defended in court, then I recommend this valuation.

·         In this case, I can appear in court as an expert witness.

·         $500 Flat Fee – Half Day (4-Hours)

·         $1,000 Flat Fee – Full Day  (Over 4-Hours)
